    Here are some home selling tips to give you a place to start...

    • Make a good first impression. Be sure your walkway and porch are clean and tidy. Wash the front door, and maybe give it a fresh coat of paint. Make sure your doorbell works. Test the door knob and be sure the door opens smoothly.
    • Evaluate each room in the house.Start at the entrance and walk from room to room. Try to see it through the eyes of a potential buyer.
    • Keep in mind the three C's: Color, Clean, Clutter. Colors should be neutral. The house should sparkle. Try to "de-clutter." (For example, pack up large collections).
    • R & R: Repair and Replace. Check for things that need to be repaired or replaced. Keep in mind that you might be willing to put up with that broken window latch, but a new buyer won't. Don't forget about the little things. If buyers see little things not done, they will worry that there are big things needing repair.
    • Try to "depersonalize." When there are lots of personal pictures and belongings around the house, buyers find it difficult to "mentally move-in." This is similar to "de-cluttering." Try to give your home the feel of a model home. Your refrigerator door is a good place to start decluttering and depersonalizing.
    • Smells good. Make sure the house smells fresh and clean. Take out the garbage every day. Shampoo the carpets. Clean out kitty litter daily. Give the dog a bath. Add subtle, pleasant scents like potpourri, but be sure it isn't too strong.
    • Light and Bright! Open your blinds and remove heavy curtains that make rooms darker.
    • Buyers are well-informed. Base the selling price on good, closed comparables. Price realistically.
    • Have professional representation for the closing and contract preparation.
